How Does it Work?

The main idea is that we handle everything involved with renting out the apartment and taking care of it. Our skilled team will work to get the apartment ready for guests, arrange professional photography, promote the apartment on leading sites worldwide (Airbnb,, and more), set up pricing and manage yield, communicate with customers, handle billing, and of course, provide customer service during guests’ stay. After each guest leaves, cleaning staff enter the apartment to change linens and provide a thorough cleaning to prepare for the next guests.

All this means that you don’t have to be involved at all. Working on your behalf, we do what we do best, and once each month we’ll send you a detailed report summarizing monthly activities, and of course, the monthly rental fees.

    To answer this question, we’d need to consider a number of variables, including location, size, physical condition, design, building condition, and more. As a property management company, we have a deep-seated interest in maximizing the earnings potential from your property.     We operate in the field of rentals and tourism, a seasonal field with changing demand and a variety of influencing factors. Therefore, we can’t make a commitment to a regular or minimum income level. At the same time, we want you to understand that, as a management company, your profit is in our best interests as well, because our income comes out of the income created by the apartment. We will do our absolute utmost to maximize income and provide the very best returns possible.

    Short-term management is a perfect option for anyone who can’t or doesn’t want to take care of handling this operation themselves, someone who wants to increase the yield from their property, property owners who want to use their own apartment from time to time for themselves, their family members, or even for friends (like a vacation rental). (Of course, the apartment’s location and quality must also meet market demands.)

    Absolutely! You are welcome to use the apartment for yourself, your family members, or in fact, anyone you wish.

    This is actually a myth that we hear from many people. From experience, our answer is no. Since we visit the apartment regularly, cleaning and performing maintenance, we can closely monitor and observe the apartment and its contents. Beyond this, we strive to provide tenants with a property in good condition, with all its contents in great working order, so we take care of every problem that comes up as soon as possible.

    First and foremost, we try to prevent situations of damage as much as possible. Beyond this, we hold onto an ID / passport of the guest and his or her credit card / deposit, depending on the type of reservation. With this security in place, we can then bill the customer for any damage caused.

    There’s no fixed price for short-term management; pricing is dynamic, based on percentages of the income derived from your property. We would be happy to meet you and provide you with an offer based on your property.

    There’s a minimum time commitment of 3 months. Beyond that, the contract is based on a good-faith relationship, meaning you can cancel at any time without needing a reason to do so. From the time you give notice that you want to cease promoting your property, we will stop all marketing activities, honor all future reservations which have already been made, and then say goodbye as friends.
